Wellington Woods is the newest community from North Shore Residential Development, a family-owned business building high-quality single-family, townhome, and condominium homes in Medford and the Greater Boston area for more than 30+ years.
Born and raised in Medford, owner and developer Ron Lopez has successfully built hundreds of homes locally since 1980. Throughout every step of the process, from development and design to engineering and construction, Ron and the North Shore team take great pride in their exceptional attention to detail.

How many homes will there be?
A total of 200 single-level condominium residences throughout 6 mid-rise buildings.
How many floorplans are available to choose from?
There are a variety of 1 & 2 Bedroom layouts, many with home office opportunities.
What is the anticipated occupancy date?
We proudly welcomed residents into 100+ homes in 2022. Currently, we have new homes available for immediate move-in through Summer 2023 delivery.
Where is the parking located?
Each building features a heated underground parking garage and exterior surface parking, and each home is assigned either 1 or 2 designated parking spaces, based on floorplan size and type. Refer to the Sales Team for resident-specific parking assignments. Additional visitor surface parking is available.
Are pets allowed?
Yes, Wellington Woods is a pet-friendly community! We welcome 2 pets per home with a combined weight limit of 50lbs.
What appliances are included with the home?
Kitchens are outfitted with a GE Profile stainless steel appliance suite including refrigerator, dishwasher, microwave, and natural gas range, as well as a full-size GE washer and dryer.

What is the monthly condominium fee, and what does that include?
Fees are estimated between $327 to $550 per month based on the square footage of the home, and includes: exterior maintenance, amenity maintenance, common area maintenance, landscaping, snow removal, refuse removal, master insurance, and professional management.
How are trash and recycling handled?
There is a single-stream trash chute located on each level of all buildings. Recycling bins are available in the exterior corral by Building B.
What is the tax rate in Medford, and how are the homes assessed?
The Fiscal Year 2023 Residential Tax Rate is $8.65 per $1,000 of valuation. We advise homeowners to assume 100% assessment for the calculation of real estate taxes. In other words, the total purchase price of your home.
Do the homes have outdoor spaces?
Yes, each home features a private balcony, approximately 5’ x 13’.
What is a rooftop recovery unit?
Each building utilizes a continuously operating ventilation system situated on the roof to extract stale air from kitchens and baths in every home. Called a Rooftop Recovery Unit, this exchanges energy with 100% fresh air that is scrubbed through a carbon filter, heated or cooled, and then infused back into the corridors and homes through the HVAC systems, constantly refreshing all finished areas of the building with maximum energy efficiency.
Are grills allowed?
Yes, electric grills are permissible on private balconies. There is also an Outdoor Grilling Area available to all residents.
Is there storage?
Each home is assigned a private storage locker of approximately 15-30 square feet, located on the heated underground garage level.
How do I receive mail?
Mailboxes are located inside the lobby of each building.

Is this an age-restricted community?

Is there a warranty with the home?
Yes, the builder offers a 1-year limited warranty from the date of purchase.
Are rentals allowed?
Yes, for a minimum period of 6 months. Refer to the Condominium Documents for specific details.
What type of utilities are provided?
The City of Medford provides Water and Sewer services. National Grid provides electricity and natural gas services. Choose between Verizon and Xfinity for cable, internet, and phone services. Each home is connected and metered individually.
